The project develops two types of buildings: while the one on the river represents the villa type, the other –facing the city– tends to be a more urban type. Building types complement each other in terms of functional concept, orientation and housing typology. Together they provide a great variability of 444 apartments. Types vary from very flexible apartments to maisonettes with very spacious room configurations.
The stacked Villas are placed by the riverside and city-slabs are organized with cross-stacked apartments, running through the width of the building. Buildings are organised in a very simple and compact way. The lobby, with the staircase and its thin, spiral atrium is in the centre of the building. Apartments are organised around this centre like a ring with a clear separation in two zones. The inner part is formed by a continuous service ring with entrances, wardrobes, toilets, bathrooms saunas, and sometimes kitchens. The outer part is embodied by the spacious living ring, oriented to the sun and the view. It provides flexible space without load bearing elements. Thus it is possible to organise it individually with light weight walls. The living ring is surrounded by a continuous balcony with an irregular edge.
