HybridversusSocialCondenser AURoRAFERNÁNDEzPER The capacity of hybrid buildings to generate cities comes from their talent to negotiate congestion, to stack complementary functions and to create connection versus segregation. This last issue from the Hybrids series is centred on residential use as a support for actions involving hybrids. The inclusion of housing in mixed developments guarantees continuous functional intensity and tends to be the driving force of financing civic buildings. Nevertheless, the function of living is the most difficult to insert into hybrid programmes, due to recent growing requests of users in terms of privacy and safety. The balance between privacy and community requires a consensus of shared interests, rules that allow diversity without endangering individuality. The northeast of Paris is made up of fragments of the city that jut out over a landscape of transport infrastructures. The urban plan for the area, designed by Dusapin Leclerc, looks to re-establish the connection between Paris and its outskirts by creating new centralities between cities. The Macdonald warehouses are to be converted into a huge hybrid boosted by tram and suburban train traffi c. The existing structure will be used, enlarged to house various urban uses. The building, because of its large size, is comparable to the scale of Corviale or Karl Marx-Hof. Nevertheless, in face of the self-suffi cient social condenser, which mixes use to satisfy only the needs of its residents, this project opens the city to achieve a mix of users. a+t Hybrids PARIS SEINE RIVER CDG AIRPORT TRANSFoRMATIoN oF THE ENTREPÔT MACDoNALD Área de infl uencia Infl uence area: Paris 19 Población Population: 187.603 inhabitants Densidad Density: 25.439 inhab/km2 Fuente de datos Data source: mairie19.paris.fr, 2009 Financiación Funds: Mixed aer odata international survey , 2009 SUPERFICIE CoNSTRUIDA GRoSS FLooR AREA 208.400 m 2 SUPERFICIE DE PARCELA PLoT AREA 81.018 m 2 53,4% oCUPACIÓN CoVERED AREA 2,00 EDIFICABILIDAD FLooR AREA RATIo Contexto urbano Urban context 1:500.000 ESPACIo PÚBLICo SoBRE CUBIERTAS PUBLIC SPACE oN RooF Transformation of the Entrepôt Macdonald 141-221, Boulevard Macdonald, Paris. Rodovre is a dormitory town on the outskirts of Copenhagen. Its residential fabric is made up of single family homes and open blocks. Sky Village occupies a lot located on the border between the two typologies and looks to join the best of both and become a centre of activity in the neighbourhood. The resulting building builds a complete programme of urban uses inside, with public space at street level outside. The proposal is an easily adapted container: a series of stackable modules of the same size that are connected to a central nucleus with three separate entrances. where modules do not have another overhead, a garden roof is opened. according to market demand, these volumes can hold different uses; one only needs to connect the entrance to the corresponding nucleus with stairs and lifts. a+t hybrids Sky Village Roskildevej/avedøre havnevej, Rødovre. denmark, 2013 adEPt + mvRdv adeptarchitects.com, mvrdv.nl architects: adEpT + MVRdV, Søren Jensen and aBT Velp Client: Rødovre Municipality Competition 1st prize COPENHAGEN MALMÖ ORESUND BRIDGE BALTIC SEA Sky VIllagE Área de infl uencia Infl uence area: Rødovre Población population: 36.144 inhabitants densidad density: 3.012 inhab/km2 fuente de datos data source: sk.kk.dk, 2009 financiación funds: private CoWi a/S, ddo, 2009 SuPERfiCiE ConStRuida gRoSS flooR aREa 23.000 m 2 SuPERfiCiE dE PaRCEla ploT aREa 5.500 m 2 44,6% oCuPaCión CoVEREd aREa 3,82 EdifiCaBilidad flooR aREa RaTIo Contexto urbano Urban context 1:500.000107 a+t 33-34 2009 Sky VIllagE Rødovre 1:20.000 100%0% 40 usos Uses aPaRCamiEnto CaR paRk ComERCioS ShoppIng CíviCo CIVIC EduCaCión EduCaTIon viviEnda lIVIng hotEl hoTEl CultuRa CulTuRE viviEnda/ofiCina lIVE/woRk unIT dEPoRtE SpoRT otRoS oThER ofiCinaS offICES Sección a Section 1:1.000 5 10 10 10 5 10 55 CEntRo dE Salud hEalTh CaRE oCio lEISuRE El programa de usos es fl exible programme of uses is fl exibleNext >
