Esta concentración de distintas funciones bajo la misma estructura, como señala Steven Holl, es capaz de forzar los límites de la arquitectura “hasta deformar un tipo edificatorio puro”1. El auge actual de la alta concentración de funciones se alimenta en parte de la bonanza de las economías emergentes y del fortísimo incremento del precio del suelo en estos mercados, especialmente en China, durante los últimos 20 años. Esta situación ha llevado a los proyectistas a plantear de nuevo soluciones híbridas consistentes en la agregación de partes. El grado de concentración e hibridación es entendido como un método para activar el edificio, cada uno de sus usos y el tejido urbano que lo rodea. La historia específica de los híbridos La idea de híbrido o edificio de usos mixtos no es nueva. A lo largo de la historia, densidad, precio del suelo y superposición de funciones han estado íntimamente relacionados. En la antigüedad, las ciudades- estado se confinaron en el interior de sus murallas para defender y definir la distinción entre lo civilizado y lo inexplorado2. En aquel momento, la mayor parte del transporte y movimientos de población se realizaba a pie. Por consiguiente, los espacios de trabajo, vivienda y comercio compartían lugar o se apilaban sin apenas distinción entre espacios o funciones. Es este contexto de limitación del espacio, cualquier nueva construcción o expansión implicaba anexión y superposición, y por tanto densidad. Los usos, en vez de situarse en lugares aislados de la ciudad, rellenaban cualquier hueco pendiente de la trama urbana, dando lugar a una única entidad híbrida en constante evolución. The concentration of various activities into one structure, as Steven Holl has written, places pressures on the architecture and has a capacity to ‘…distend and warp a pure building type’ 1. The current boom in high density buildings has in part been fed by exploding economies, astronomical rises in land value and the rise of emerging economic zones, in particular China, over the last twenty years. The increasing tendency among designers in dealing with this problem has seen the re-emergence of the hybrid building, in preference to a ‘sum of all parts’ mixed use solution, a level of concentration and hybridisation is increasingly understood as a way of activating the building, its individual uses and the surrounding urban fabric. The Specific History of Hybrids The idea of hybrid or mixed-use buildings is not new. Throughout history, density, the value of land and the overlapping of functions have been inherently linked. In antiquity, the city-states developed borders and walls in order to defend and define the distinction between the civilised and the wild2. The main forms of movement and transport of goods for a large proportion of the population at the time would have been by foot. Consequently, programs such as workplaces, commerce and housing were located either in the same spaces or stacked on top of each other and in many cases there was little or no distinction between rooms or functions. With space at a premium, the confined city form meant any expansion or construction required amalgamation and overlap, and hence density. Functions, rather than being located in isolated parts of the city, filled whatever space was available and through this, as the cities grew, they formed a single hybrid entity constantly changing and evolving as one. 1 Holl, S. El proyecto introduce dos elementos diferenciadores fundamentales frente a las promociones acostumbradas en Dubai. Por un lado, una nueva plaza pública a resguardo del sol es el resultado de elevar el zócalo del hotel. Esto permite prolongar la calle bajo el edificio, frente a la habitual privatización de todo espacio libre. Por otro, los espacios interiores recogen la esencia de la arquitectura local: en el interior la luz se filtra recreando las condiciones de la arquitectura árabe sin recurrir a la burda copia de los elementos tradicionales. The programme is divided into a sequence of horizontal strips that house public uses and five office towers. The project introduces two fundamental differentiating elements unlike typical developments in Dubai. On the one hand, a new public plaza, protected from the sun, is the result of raising the hotel socle. This allows the extension of the street underneath the building, instead of the usual privatisation of all free space. On the other hand, the interior spaces collect the essence of local architecture: inside, the light is filtered, recreating the conditions of Arab architecture, instead of literally copying those traditional elements.
