The insertion of the new building by OMA is an operation aimed at the intensive densification of the administrative centre of Rotterdam. The new building, which replaces a late 1970s office building, adds other residential uses and amenities, such as the new Museum Rotterdam. The formal principle is based on the adoption of the 3.6 m module. This is a standard size in the construction industry, being a multiple of both 20 and 30 cm, standard sizes that can be used as the basis for many constr.

Dwellings 207 purchase and 416 rental have been built on the Landtong, a peninsula between the Entrepot area and the Wilhelmina pier on the Kop van Zuid. The high entrance halls, a creche, 1000 m2 of commercial space and a sports club with six tennis courts on one of the inner courtyards are located in the corners and in the bases.

Two 29-storey towers stand atop a plinth which houses access areas, a four-storey public car park and a shared service floor. The project intensifies residential use due to the strategic location of the plot.

The furniture system designed to furnish the Haka building is based on reusing different pieces of used wood, ranging from strips of timber to old doors, even roof braces and beams, which, using repetition and addition, are made into a wide office programme. Partition walls, desks, platforms, display cases, benches, chairs and cabinets are all made from this recycled material. This project involved renovating the Ter Meulen building, designed by Van der Broek and Bakema and constructed in 1951, by grafting on two 114-apartment towers. The new residential block is supported by the existing structure and foundations.

Budget issues in the retrofitting of this former steelworks as an office building led the authors to condense all the space added onto three levels adjoining the north and south walls. This way the HVAC is reduced to the work spaces and the central void becomes a reasonably comfortable cavity, with corridors running through linking up offices, which can be used for socializing. Polycarbonate panels have been added for the enclosure between offices and wood has been used in stairs and wa.

Unlike instant urbanism, which is based on starting from scratch, tearing down the existing and drafting defined plans which take years to complete, the temporary city is a process involving reuse and longer-term growth.
